Watch Hollow by Gregory Funaro, Matthew Griffin

Her father is a clock repairman.  They aren't making a lot of money but they are getting by.  Then a man comes in and offers them a large sum if they will repair the clock in his house.  They can even live in the house while they are fixing it.  They've never had a house so this is a unique chance for them.  They agree to work on it.

HarperCollins and Edelweiss gave me the opportunity to read this book for review (thank you).  It will be published February 12th.

The house is quite run down but it's quiet and out of the city.  The woods bother Lucy.  Oliver and her father work on the clock.  The more they look it over, the more confused they get.  It appears to be a perpetual motion clock and it provides power for the whole house.  But the pendulum doesn't function, there are pipes that used to go in the clock that are now connected to the walls, and the animals that decorated the face of the clock are all missing.  How did all this happen?  Quite by accident Lucy locates a couple of animals from the clock and finds that they come alive at midnight...

There's a monster in the woods that intends to take over the house.  The woods come closer each day.  Can they figure out how to stop it and save the animals?  Lucy might be young but she's also smart and believes in magic.  That gives her strength in her battle and she needs it.
